How Are Interest Rates Set?

By Glenn Reschke How are interest rates set — a common question received by those who broker loans. The first thing most clients or prospective clients will ask is “how are rates doing?” Or, “what rate can I get?” It’s understandable as the interest rate determines in large part as to what your monthly payment will be. Fundamentally, the interest rate is what you pay the lender in exchange for their lending you the money for your home loan. How Are Rates Set? So, how are rates set? Generally speaking, the longer the loan the more the risk to the lender and consequently the higher the rate. Of course, it’s not as simple as that for there are a number of factors that determine how rates are set. Here’s the nitty-gritty as to how your California home loan interest rate is set. There are three fundamental forces that determine interest rates in the United States. They are: The Federal Reserve The Bond Market Multiple Forces in The Economy The Federal Reserve The “Fed” as it is commonly called determines US monetary policy for the entire country. There was no central federal banking system in the US from 1783 to 1913 but that all changed with the Federal Reserve Act of 1913. Ostensibly, it is the central bank of the US. Don’t let the term “Federal Reserve” throw you — it is NOT a federal US government institution or department. It is a privately-held organization. There are 12 regional Federal Reserve System banks throughout the US. In addition, the Federal Reserve seeks to constantly adapt its various monetary policies in a concerted effort to combat inflationary and deflationary pressures brought about due to changes in the domestic or global economy. The Federal Reserve Board members meet eight times a year and generally only changes rates during a meeting. The 12-member Federal Reserve Board can control interest rates by changing the rates it charges banks to borrow money. Here’s how it can influence rates. The Federal Reserve loans banks funds from their district Federal Reserve bank who pledge their commercial paper as collateral. The Fed essentially charges the borrowing bank interest on the loan. This is called the discount rate. Banks or lenders then lend the consumer or borrower money charging their primary interest rate. The implications are self-evident. The higher the discount rate the Fed charges the bank, the higher the primary interest rate will be to the borrower as the bank wants to meet the minimum requirements as well as make a profit. Many people think that when they hear current Federal Reserve Chairman Alan Greenspan make a monetary policy change with the Prime rate, it automatically affects interest rates. Not so. The Prime rate increase or decrease may affect a Home Equity Line of Credit (HELOC), but it wouldn’t affect interest rates. The Bond Market The bond market fluctuates on a daily basis and is a major determinant in the setting of interest rates. In fact, one can actually guess with an astonishing degree of accuracy as to any movement within a business day if there will be a rate adjustment, whether up or down, based on what the bond market is doing, specifically the 10 year bond. For clarity’s sake, there a couple of different bonds that affect interest rates. They are: The 2 Year Bond The 5 Year Bond The 10 Year Bond The 30 Year Bond The primary bonds that affect interest rates are the 10 year and the 5 year bond. The bond market is highly volatile. How do you read the graphs so as to know if interest rates will have a spike downward or upward? While looking at the 10 year price graph (the farthest one on the right), if the 10 year price has a massive swing upward from say 99 28/32 to 103 28/32, rates most likely will have a decrease from current levels. On a daily basis, California loan agents receive rate sheets from lenders (we work with over 400 lenders so they are plentiful). If the bond market fluctuation merits an increase or decrease in the loan broker’s yield spread premium (their rebate), it will in turn affect the interest rate that is quoted to a client, which in this example would be a lower rate. If the bond price doesn’t have much of a fluctuation during a normal business day, the rate will not move. Every day, in the morning, rates are received in the office. If a price adjustment is required, the primary lenders will immediately issue an adjustment rate sheet to their broker partners. As I’ve said, interest rates are set based on the yield in the bond market at any given time. Let’s show an example. If, for example, a $100,000.00 bond falls in value to $95,000.00, the corresponding yield (return) is significantly higher. Because the yield is higher, the prevailing interest rate that is set for the mortgage must offset the higher yield and provide a return on the mortgage for the lending institution. With all things being equal, the rates on fixed rate mortgages would tend to rise. Multiple Forces in The Economy There are many factors influencing interest rates for your California home loan in the US economy. Higher interest rates can cause fluctuations in the stock market which in turn affects the bond market. In fact, the bond market and the stock market are opposite sides of the same coin. One can’t move without the other. If the US Dollar rallies, bonds dip; when oil prices dip, bonds can as well. Generally speaking, when the bond market is up, the stock market is down. In addition, if economic news is worse or better than expected, it will cause a fluctuation in the US dollar currency pairs in the spot Foreign Exchange market (the FOREX), which can affect the bond market and in turn rates. A quick example. A couple of weeks ago from this writing, the US New Jobs report was projected at 350,000 — it only came in at 10% of that or 35,000. Once the report was announced, literally IMMEDIATELY the GBP/USD currency pair (Great British Pound and US Dollar) spiked upward. The GBP dramatically increased in strength with the US Dollar becoming weaker. One FOREX trader I know literally made $3,500 in five minutes as he projected the claims to be much less than expected. Also, interest rates dropped that day due to the lackluster jobs report. Coming into the office that day, a wise loan agent would have locked some loans or at the least knew interest rates would had gone down that day. Truly, the US economy is a highly interdependent organism that is very fluid and dynamic — it is never static or motionless. Some of the key economic indicators that affect the economy, and in turn interest rates, are: Durable Goods Orders New Home Sales US Trade Balance Jobless Rate Weekly Initial Jobless Claims Fed Chairman Greenspan Speech Before Congress The key economic indicators that can affect the bond market with corresponding fluctuations are: Consumer Confidence Retail Sales Manufacturing Activity Industrial Production Jobs Growth Inflation There you have it. There are many forces at work in determining what your rate is on any given day. So the next time you ask a loan agent, “what are rates like today?” You’ll see there’s a lot behind it. A Guide To Shampoo

By Jennifer Bailey The word shampoo was added to the English language in the year 1762. The word implied massage, which means kneading or pressing the muscles. Initially, shampoos were made by boiling soap in water and adding herbs to it to impart health and fragrance to hair. Shampoos were originally considered to be similar to soaps because they were made from surfactants, which is a detergent. However, shampoos soon evolved as hygiene products specifically meant for hair. Unlike soap, shampoo has a rich and delicate bubbling ability that enables easy rinsing. It is mild on skin and eyes, doesn’t damage hair, is low on toxicity and it is more biodegradable. Shampoos contain synthetic surfactants that can be made in different varieties for different hair types. The surfactants present in shampoos help clean the hair by stripping sebum. Sebum is naturally occurring oil that coats the hair, thereby making it vulnerable to collect dirt and scalp flakes. Also known as wetting agents, these surfactants or “Surface Active Agent” present in shampoos lower the surface tension in the liquid with which they are mixed, thereby making spreading easy. The surfactants are anionic, cationic, non-ionic and amphoteric. The hair-cleansing mechanism that using a shampoo enables is complex. When applied to wet hair, the hydrophobic tails of the anionic surfactants are absorbed onto the hair shaft, while their negative heads move outwards. Non-polar materials (such as grease or oil) attached to the hair shaft get displaced. Other particulate matter is easily removed through rinsing. There are different types of shampoos for various hair types and for diverse hair-related problems such as dandruff, dryness and hair-loss, and healthier scalp. Depakote - A Brief History

More than two million Americans have some form of epilepsy, and 125,000 new cases of epilepsy are reported each year. For the drug maker, Abbott Laboratories, sales were brisk, but there were other markets to tap into - also known as “off-label” use. Depakote has since become the most-prescribed drug (surpassing lithium) for treating manic episodes associated with bipolar disorder, also known as manic depression. Lithium was the only FDA-approved drug for mania until Depakote was approved in May, 1995. March 28, 1996: The FDA approved Abbott Laboratories’ Depakote(R) (divalproex sodium) tablets for the prevention of migraine headaches. With approximately 23 million Americans suffer from migraine headaches, this approval was a windfall for Abbott. The drug company maximized Depakote by advising migraine patients to take the medication “daily to reduce the frequency of migraine headaches,” said Andre Pernet, Ph.D., vice president, pharmaceutical research and development, Abbott Laboratories. It also announced that Depakote ER was approved for migraine prevention in 2000. January 31, 2007: The FDA approved further safety labeling revisions to advise of the risk for congenital malformations in infants exposed to Depakote during gestation. Depakote is now classed as “Category C” for pregnant women, meaning that animal studies have shown an adverse effect and that there are no adequate and well-controlled studies in pregnant women. Even with label changes warning of risks associated with Depakote, it is one of the most-prescribed off-label drugs and widely prescribed. It is taken by patients who may be taking several other medications at the same time, by children under 10 years of age, and by pregnant women. Hepatic failure resulting in fatalities has occurred in patients receiving Depakote, usually during the first six months of treatment. Also known as valproate, the drug may produce malformations in the fetus of women taking Depakote during pregnancy. Benefits of using Depakote and Depakote ER in migraine treatment should be weighed against risk of injury to the fetus in women of childbearing potential. Cases of life-threatening pancreatitis, some rapidly progressing to death, have been reported in both adults and children receiving valproate. Because bipolar disorder (manic-depressive illness) is a common and highly recurrent disorder requiring lifelong treatment, many women of childbearing age are maintained on mood stabilizers (such as lithium) and the anticonvulsant Depakote (valproic acid). Both drugs are teratogenic, so women with bipolar disease have typically been counseled to defer childbearing or abruptly stop their medications when they get pregnant. Super Soap Guide - Not All Soaps Are The Same

By John Morris The demand for handmade soap is increasing at a fast rate. Consumers of today are well aware of the hazardous chemicals used in commercial soaps, that they are now seeking for a better and safer alternative. Created by the chemical reaction between certain oils, water and lye, the soap is the oldest agent used for keeping the body clean. Oils and fats used for soap are combinations of glycerin compounds and fatty acids. Glycerin and the sodium salt of fatty acids are formed when oils and alkali are mixed. Soap making requires fatty acids and are supplied by grease, tallow, fish and vegetable oils. The lathering quality of the soap, including its hardness and transparency varies in accordance to the fat and alkali combinations that are used as ingredients. The best soap uses a combination of many oils. 1. Functionality From Ingredients Almost all soaps eliminate grease and dirt because a few of their components surface active ingredients, or surfactants, having a molecular structure acting as a connection between the dirt particles and water. The particles from the underlying surfaces are loosened. One end of the molecule is hydrophilic; meaning attracted to water and the other end is hydrophobic, meaning attracted to substances which are not water soluble. This structure permits the soap to stick to substances that are then, not water soluble. Dirt is then washed away. A handmade soap has glycerin, while the commercial soap does not. It is a clear liquid that can absorb water from the air, making it an important factor in keeping the skin healthy. Glycerin soap is especially suitable for sensitive skin, due to its high quality by-product. 2. How To Get Your Friends To Find You A Date

By Tonja Weimer Do you know the most effective way to get a date? Would you like to know how your family and friends can help you find a lasting love and relationship? You can teach them how to become your scouts…and network for you. American Demographics did an online poll a few years ago of 1500 people. They asked them how they met their current love. Sixty-five percent said they met through family and friends. To successfully turn your friends into friendly scouts, follow the steps below: *Make a list of the people you know. Put everyone on the list, even though you may not ask them to scout for you. In the process of making this list, you may remember who you forgot. List everyone. *Arrange to meet with 10 of the people individually. Take them to coffee or lunch. (Yes, you are going to be very busy…but it’s worth it.) Tell them what you want. Tell them that you are ready to meet someone and you wonder if they know anyone suitable: someone who is kind, interesting, and successful at what they do. Do not get specific about qualities that are not important. (Hair color, eye color, and height are irrelevant compared to someone’s humor, success, and compassion.) Stay open-minded about age, weight, and educational background also. *You must ask people to fix you up because unless you ask…they won’t. You must ASK people to help you scout. The first thing they will probably say is, I dont know anyone. Don’t let that put you off. Sit and chat with them about if their mother/father husband/wife or brother/sister know anyone at work or wherever they go during their week to get involved in other activities. This may get them thinking. *Check back with your 10 people in 4 to 6 weeks. They get busy with their own lives and tend to forget what you asked them. Not all of them will help, but eventually, someone will. *Find 10 more people on your list and repeat the process. After you have networked with 10 people, see if you can find more. You need all the help you can get. You don’t have to take everyone to lunch. If you meet someone casually at a party, or during a meeting, or anywhere, tell them you would love to meet someone to date. Don’t be cynical and do not think this is beneath you. Be upbeat and appreciative. If you act with dignity, you will be treated with dignity. I once had a client who told a real estate agent who did know someone who had just moved to the community and she introduced them. It was a match. *Thank everyone who finds you a date, even if it doesnt turn out well. Send them a card or flowers to let them know how much you appreciated what they did for you. Ask them to keep bringing you other people in the future if they can. *The right attitude brings success. You cannot let yourself get discouraged while you are in this process. Most people will not find anyone, but someone will. It takes work, but so does anything in life that is worthwhile. Now these three points should help you to chose a healthy diet and motivate you into trying to lose those extra pounds. Back to that simple change. People who keep their weight loss off, change tiny things in their daily life. Instead of full fat milk they have skimmed, they grill rather than fry and they choose to reduce the amount of cheese, cream, cakes and biscuits they eat, every single day. Now you are immediately going to say that that is lots of changes not just one. To some degree you would be correct, but not completely. If you look at a photograph it is one small picture but when looked at closely, it is made up of thousands of pixels. One small sugar cube is made up of hundreds of sugar grains and a handkerchief consists of numerous cotton threads. Almost everything in the world, no matter how small, can be broken down into even smaller parts. All those tiny parts still only amount to one small thing. You make several tiny changes to your lifestyle which you genuinely do not mind and weight loss becomes easy. Remember, they have to be changes that you will hardly notice, low fat spread instead of full fat, low calorie squash or just eating more fruit. Make the one small change to adjust your eating habits slightly and permanently and even if you break your diet program, you could still lose weight slowly and steadily. Fishing Topwater in Lily Pads

By Charles White In 2004, I fished more lily pads than ever before? Why? Well, because I caught fish in them. I probably caught over 100 fish in the lily pads this year alone. Two were over 5 pounds and one over 6 pounds. So what did I do different this year? I’m glad you asked……I used a lure called the scum frog, green and white, not only that but I fished it different than ever before. You see, I used to go slow, I mean real slow, my way of thinking was that even though the bass is a fast swimmer, he would have a hard time catching up with the lure through the pads, if I retrieved it fast. Not only that, but, I wanted to put it in his face a lot longer by going slow on my retrieve. Well, then I watched this guy and he was running it through the lily pads almost as fast as any buzz bait I have seen used. I was using the same lure except slow. The outcome? Well, he was getting strikes, I mean lots of strikes, I was getting none. So, I went back over the same area I just fished and guess what? Yep, I began getting strikes, but I was missing them as the lure would get past the fish. I thought maybe I should compromise, so, I slowed down my retrieve just a hair and bingo, I started catching fish. That is the way I used the scum frog for the rest of the fishing season. Fast, but not quite as fast as a buzz bait, when they would hit and miss I would stop the bait and just twitch it a few times. This was one of my best fishing years in over 40 of fishing for bass, all due to this new retrieve. As Mikey says “Try it you might like it”. Charles E.
